Building Maintenance Technician

To manage the Community's Daily and Preventative Maintenance Program by working hands-on within the Community, including overall inspection, repair, and general maintenance of apartments and other interior/exterior areas. Must work as part of a team that includes Management and the Home Office Maintenance Department.

Essential Duties and
Responsibilities:

? Prepare or assist in preparing all market-ready apartments with little or no guidelines for turn time, which may include painting, carpet cleaning, general repairs, and housekeeping.
? Complete daily community inspections.
? Recommend the repair or replacement of any interior and/or exterior areas.
? Understand and adhere to Maintenance budgets; work with Area Maintenance Director and the Management Team.
? Implement the Home Office Maintenance Department programs (i.e., HVAC, carpet, mold, etc.)
? Perform various preventative maintenance functions by utilizing the TELS Program. Record activity in Maintenance log.
? Monitor the maintenance and upkeep of all mechanical equipment in the community, including but not limited to, water heaters, HVAC units, kitchen equipment, etc.
? Perform various maintenance functions such as electrical installations, pool maintenance, carpentry/ construction, furnace and air conditioner repairs, filter changing, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, minor roof repairs, etc.
? Control Maintenance storage and mechanical rooms.
? Responsible for proper use and care of all tools, equipment, and vehicles.
? Maintain open communication with the Management Team, Regional Director, Area Maintenance Director, Managing Director, and Life Safety Group.
? Work to maintain grounds and common areas, keeping them free of trash and debris.
? Perform on-call emergency service as required.

Education/
Experience:

? High school diploma or equivalent.
? Minimum of two (2) years' verifiable, hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary.
? Excellent communication and interpersonal skills are required.
? Ability to perform and/or coordinate emergency building repairs at Holiday-managed Communities; includes contacting and contracting subcontractors to complete repairs.
? Must be able to train Management Teams in the operation of emergency systems.
? Experience in the safe handling and use of tools normally used in construction, maintenance, and landscaping. These power tools include circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaning machine, paint sprayer, power drain cleaner, chain saw, and key machine.
? A valid driver's license and good driving record are required along with proof of auto insurance.
? E.P.A. certified in Freon recovery and handling, or willing to obtain certification within six (6) months of assignment to position if requested by Management staff or Home Office Maintenance Department. All major building repairs may or may not be required, consulted and or performed by outside contractors.
? Ability to lift up to one hundred (100) pounds.
? Ability to work with and provide maintenance repairs for Community residents To manage the Community's Daily and Preventative Maintenance Program by working hands-on within the Community, including overall inspection, repair, and general maintenance of apartments and other interior/exterior areas. Must work as part of a team that includes Management and the Home Office Maintenance Department.
Estimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
